CRITICAL FIRE SAFETY WARNING
Open Burning of Leaves and Yard Debris Strictly Prohibited

In light of a dangerous fire incident on Institute grounds where an illegal leaf fire spread out of control—allegedly engulfing two sheds and a wood pile and requiring an emergency response from the local fire department—the Board of Trustees is issuing an immediate and stern warning to all residents, property owners, and guests.
Due to our unique community layout—where cottages and structures are located just 30 to 60 feet apart—uncontrolled fires pose a catastrophic risk to life, property, and surrounding neighbors.
What the SLI Rules & Regulations State
The Silver Lake Institute Resident Handbook strictly regulates open fires to preserve public safety and protect property:
Absolute Ban on Burning Leaves & Yard Debris: Under Section 2.12.2, the outdoor burning of rubbish—which explicitly includes leaves, tree branches, and yard debris—in the open or in containers is strictly prohibited.
NYS Environmental Law Compliance: Section 2.12.1 mandates compliance with New York State Environmental Conservation Law (Section 215.2(a)), prohibiting unauthorized open burning.
Recreational Fires Only: The only outdoor fires permitted on private property are cooking grills or small recreational fire-pits burning split or whole logs only (unpainted and untreated). Recreational fires must meet all of the following criteria:
Flames must not exceed 30 inches in height above the ground.
Fires must be located at least 8 feet away from any structure and 3 feet away from any road.
Fires must never endanger human life, plant life, or property.
No Fires on Institute Property: Fires are completely prohibited in the park, greenway and other common areas.
Proper Disposal of Leaves and Yard Waste
Leaves and yard debris must be properly disposed of rather than burned. Residents are required to keep yards free from accumulated leaves and yard clippings. Please utilize the designated community leaf/yard waste pickup services coordinated by the Groundskeeper or dispose of yard debris in designated areas as outlined in community guidelines.
Enforcement and Penalties
Any resident or guest found in violation of Section 2.12.0 (Fires) can face immediate disciplinary and legal action under Section 6.0.0:
Fines: Imposition of daily fines starting at a minimum of $25 per day per violation.
Revocation of Privileges: Immediate termination or loss of leased waterfront or marina spaces.
Legal Action & Local Authorities: Violations endangering community health and safety may be reported to local law enforcement or local fire authorities, carrying potential penalties under NYS law.
Please inspect your property, ensure fire pits meet safety distances, and NEVER light fires to dispose of yard waste. Let us work together to keep Silver Lake Institute safe.
